Privacy notice
ImmoCam24
Last updated: 19 October 2026
Languages: English and French, the two official languages of Cameroon.
1. Who is responsible
The controller is [full legal name], [legal form], registered at the Trade and Personal Property Credit Register (RCCM) under [RCCM number], taxpayer number (NIU) [NIU], with its registered office at [full address in Cameroon].
For any question about your personal data:
- Email: [privacy@immocam24.com]
- Postal address: the registered office above
- Telephone: [Cameroon number]
In this notice, “ImmoCam24”, “we” and “us” mean that controller. “You” means a visitor, a person looking for a property, an advertiser, or a member of an agency.
2. What this notice covers
ImmoCam24 is an online marketplace for property to rent and to buy in Cameroon. We publish listings, let people search them, and let a seeker contact an advertiser. We also let an advertiser ask our staff to check an identity or a business registration.
This notice applies to personal data of any person who is established in Cameroon, resides in Cameroon, or is in transit in Cameroon, and to any person who uses the site, whether or not they are in Cameroon at the time.
We do not sell personal data. We do not take payment for a property on the site. Rent, a purchase price, an agency fee and any mobile-money or bank transfer are agreed and paid outside ImmoCam24, directly between the people concerned.
A badge that says an identity or a business registration was checked does not mean that we have checked ownership, a land title, a cadastral plan, or that the advertiser has the right to let or sell the property.
3. The law we apply
We process personal data under Law No. 2024/017 of 23 December 2024 relating to personal data protection in Cameroon. Where a security incident also affects electronic communications or an information system, we also take account of Law No. 2010/012 of 21 December 2010 on cybersecurity and cybercrime, and of the rules under which the National Agency for Information and Communication Technologies (ANTIC) is informed of attacks or intrusions that can affect another network.
Our processing rests on one of the bases allowed by the 2024 law:
- your consent, which must be free, informed, specific, unambiguous and express, and which you may withdraw;
- a legal obligation;
- a task carried out in the public interest, where the law gives us one.
We do not process health data, biometric data, data on offences, religious or political opinions, or data about your banking transactions. Please do not send us that information in a message, a listing or a document.
4. The data we collect
Account. Name, email address, password stored only as a hash, preferred language, and, if you give it, a telephone number used also for WhatsApp. If you confirm the number, we keep the fact that it was confirmed, not the SMS code. The code expires within minutes.
Advertiser or agency profile. Display name, description, company name, address, cities served, telephone, WhatsApp number, email, logo or photograph, and the contact channels you choose to show.
Listing. The text and photographs you publish, the type of property, the price and currency, the city, the quartier, a street or a description of the location, and, if you add it, a point on the map. A precise location can identify the household that lives there. Publish only what you are willing to show to the public.
Search and use of the site. Search criteria, saved searches, favourites, listings you hide, and recently viewed listings. For audience figures we store a hash of the visit, not your name. If you ask for email alerts on a saved search, we keep that choice and send the alerts until you turn them off.
Contact. When you enquire about a listing we keep your name, email, telephone if you give it, the message, the reply, the listing concerned, and the IP address of the enquiry, so that we can detect abuse.
Reports. If you report a listing or an advertiser, we keep the reason, the details, your email if you are not signed in, and the outcome of the review.
Verification. If you ask us to check an identity or a business registration, you may send a national identity card, a passport, a residence permit, an RCCM extract, a taxpayer card, or another document we ask for. Only ImmoCam24 staff open those files. After the decision, the files are deleted. We keep a record of the decision: who reviewed it, when, the type of document that was seen, the outcome, any note, and the date on which the check expires. We do not keep a copy of the document itself.
Technical data. IP address, browser and device data, date and time, pages requested, and security logs. These are used to run and protect the site.
Messages we send. Service emails and SMS about your account, an enquiry, a report, or a verification. Newsletters only if you opt in.
The financing estimate. The calculator runs an estimate from figures you type and from reference rates we publish. We do not use it to build a credit file, and we do not ask for a bank account, a mobile-money wallet, or a card number.
5. Why we use the data
| Purpose | Basis |
|---|---|
| Create and secure your account, and show the site in English or French | Performance of the service you asked for, and your consent at registration |
| Publish a listing and a public advertiser profile | Performance of the service, and the consent you give by publishing |
| Send an enquiry to the advertiser, and let you reply | Performance of the service |
| Send a saved-search alert | Your separate consent, which you can turn off |
| Check an identity or an RCCM registration, then delete the document | Your express consent, limited to that check |
| Detect abuse, enforce our conditions, and keep security logs | Legitimate protection of users and of the service, and legal obligations where they apply |
| Measure visits without naming you | Running the service |
| Send a newsletter | Your opt-in consent |
| Answer a request to access, correct or delete your data | Legal obligation |
| Keep accounting or legal records where the law requires them | Legal obligation |
We do not use your data to decide, by an automated means alone, whether you may use the site, whether a listing is rejected, or whether a verification is approved. Staff take those decisions. Search results are ordered by criteria shown on the page “How results are ordered”. That ordering is not a decision about your rights.
6. Who receives the data
- Other users, for everything you choose to publish: listing text and photos, public profile, and the contact channels you enable. A seeker sees your telephone or WhatsApp only through the contact actions the site provides.
- The advertiser you write to, who receives your enquiry.
- ImmoCam24 staff, for moderation, verification, support and security. Verification files are limited to the staff who decide the request.
- Hosts and providers who process data on our instructions: the host of the application and the database (Railway), the email service we configure, and the SMS provider we configure. Map tiles and place names may be requested from OpenStreetMap and its tile providers when you open a map; those providers then see your IP address.
- Authorities, when a Cameroonian law, a court, or the Personal Data Protection Authority requires it.
WhatsApp, once you open a chat, is operated by its own provider under its own notice. We do not control that service.
We do not give advertisers a list of seekers, and we do not give seekers a download of another person’s identity document.
7. Transfers outside Cameroon
The site and its database are hosted by Railway outside Cameroon. Email, SMS and map services may also be provided from outside Cameroon.
Under the 2024 law, a transfer of personal data to a foreign country or to an international organization requires the prior authorization of the Personal Data Protection Authority. The Authority grants it only where the destination offers an equivalent level of protection and the conditions set by the law are met. There is no shortcut by consent alone.
Until that authorization is issued, we limit foreign hosting to what is strictly required to run the service you asked for, we bind each provider by a written processing contract, and we will file the authorization as soon as the Authority opens the procedure. We will update this notice with the authorization reference when we have it.
[Authorization reference, once issued: ……]
8. Cookies
We use cookies and similar storage that are required for the site to work: to keep you signed in, to protect forms against forgery, to remember a cookie choice, and to keep a short-lived load-balancing value. These are not used to follow you across other websites.
If the cookie notice is switched on, we ask you to accept it before we rely on any cookie that is not strictly required. You can refuse non-essential cookies. You can also block cookies in your browser. The site may then be unable to keep you signed in.
The current deployment does not use an advertising cookie and does not use a third-party analytics cookie. If that changes, we will update this notice and ask where the law requires it.
9. How long we keep data
| Data | Period |
|---|---|
| Account and profile | For as long as the account is open, then deleted or anonymized within [90] days after you close it, unless a legal claim or a legal duty requires a longer copy |
| Published listing | While it is online, then [24] months after it is withdrawn, in a form limited to what we need for disputes and abuse |
| Enquiry and reply | [24] months after the last message |
| Saved search and alert choice | Until you delete the search or close the account |
| SMS confirmation code | A few minutes, then it expires and is not kept as a usable code |
| Verification document (national identity card, passport, residence permit, RCCM extract, taxpayer card) | Until the decision, then deleted |
| Verification decision record, without the document | For the validity of the check, then [5] years, so that we can show what was decided |
| Abuse report | [36] months after it is closed |
| Security logs and IP addresses | [12] months |
| Newsletter subscription | Until you unsubscribe |
When a period ends, we delete the data or we remove everything that can identify you.
10. Security
Access to the administration and to verification files is limited to named staff. Passwords are not stored in clear text. The public site is served over HTTPS. We keep a record of sensitive administrative actions.
No online service can promise that a breach is impossible. If a breach of personal data occurs, we inform the Personal Data Protection Authority without delay and, where your rights are threatened, we inform you as well. Where the incident is an attack or an intrusion that can affect another network, we also inform ANTIC, as the security rules require.
11. Your rights
Under the 2024 law you may, depending on the case:
- be informed before your data is collected;
- access your data and obtain a copy;
- have inaccurate data corrected;
- have your data deleted, or ask us to restrict its use;
- object to a use;
- receive your data in a portable form where the processing is based on your consent or on the service you asked for;
- withdraw consent, without affecting the lawfulness of the use made before the withdrawal;
- refuse a decision based solely on automated processing;
- give instructions about what should happen to your data after your death.
To use a right, write to [privacy@immocam24.com] from the email on your account, or send a signed request to the registered office with a copy of an identity document. We may ask for that copy only to be sure the request comes from you, and we delete it once the check is done. We will answer within the time the Authority’s regulations set and, until those regulations exist, within 30 days.
You may also lodge a complaint with the Personal Data Protection Authority (Autorité de protection des données à caractère personnel) once it is receiving complaints. Its contact details will be published by that Authority. You may also bring a claim before the competent Cameroonian court.
Closing your account in the product starts deletion of the profile, telephone numbers and enquiry sender details that the product is built to remove. Write to us if you also want saved searches, reports and remaining messages deleted, or if you need a portable copy.
12. Age
The site is for adults. Under the 2024 law, the personal data of a person under 18 may be processed only with the consent of a parent or legal representative. Do not create an account, publish a listing, or send a document if you are under 18. If we learn that we hold data of a child without that consent, we will delete it.
13. Changes
We will change this notice when the processing or the law changes. The date at the top will change. If a change affects a use based on your consent, we will ask you again where the law requires it. The French and English versions have the same effect. If a court finds a difference, the [French / English] version prevails.
