Real estate market in Cameroon: prices and neighborhoods

There is no official registry of real estate prices in Cameroon, and figures published online often contradict one another. This guide provides benchmarks—along with their sources and dates—and explains the factors that determine the price of a property.
Douala and Yaoundé
The two major cities account for the bulk of the market:
- In Douala, business and residential districts such as Bonapriso, Bonanjo, and Akwa are among the most expensive, while areas like Bonamoussadi, Makepe, and Logpom are more accessible.
- In Yaoundé, Bastos and the administrative center are the most sought-after locations, whereas Essos, Odza, and Santa Barbara are more affordable.
As of 2026, specialized sources estimated the average monthly rent for a two-bedroom apartment to be around 340,000 FCFA, though this varies significantly by neighborhood. These figures are estimates.
Other Cities
Bafoussam, Kribi, Limbe, Buea, and Garoua have smaller markets, where prices depend heavily on location and accessibility.
Factors Influencing Price
- Land title: A property with a formal land title is more valuable, as it offers greater security for the buyer.
- Access: The presence of a paved road that remains passable year-round.
- Risks: Factors such as flood-prone areas or known land disputes within the neighborhood.
- Condition of the property and available amenities: access to water, electricity, and security.
Interpreting Listed Prices
A listed price is an asking price; the final sale or rental agreement is often concluded at a slightly lower figure.
Compare with several other listings in the same neighborhood on ImmoCam24 before making a decision. A price that is significantly lower than others should serve as a warning sign.
