Conditions of Use
Last updated: 20 October 2026. Draft for legal review.
These conditions govern your use of ImmoCam24, the website and related services that let people find, publish and enquire about property in Cameroon, in English and in French. By using the site, or by creating an account, you accept them. If you do not accept them, do not use the site.
1. Who operates the site
The site is operated by [legal name], [legal form], with its registered office at [full address].
- E-mail: [e-mail]
- Phone: [phone]
- RCCM: [registration number]
- Share capital: [amount] XAF
- NIU: [taxpayer number]
ImmoCam24 is a marketplace. It is not the owner, the landlord, the tenant, the buyer, the estate agent, the developer or the notary. It does not draft, sign or enforce the lease or the deed of sale. Those steps stay between the people concerned, under the formalities Cameroonian law requires.
2. Who may use the site
You may use the site if you have the legal capacity to contract. In Cameroon that is generally 21 years of age. You are responsible for the accuracy of what you declare and for keeping your password confidential.
Visitors may search and contact an advertiser without an account. An account is required to save favourites, receive alerts, or publish a listing. Creating an account requires a valid e-mail address, a password of at least 8 characters, and acceptance of these conditions and of the privacy notice.
3. What the service does
ImmoCam24 lets visitors search published listings of property in Cameroon, read the details the advertiser supplied, and contact that advertiser by the means the advertiser has chosen (phone, WhatsApp or an enquiry). Signed-in seekers may save favourites and, if they opt in, receive e-mail alerts for a saved search.
Owners, agents and developers may publish listings for rent or for sale. An agency may invite agents to publish in its name. A developer may mark a listing as a new development and state a delivery date. That date is the developer’s statement.
Prices are shown in CFA francs (XAF), as entered by the advertiser, including any advance rent, deposit, agency fee or other charge the advertiser chose to state. A missing charge is not filled in by ImmoCam24. “Price on request” means the advertiser did not state a price.
In this release, searching and publishing a basic listing are free. If a paid service is offered later, its price, taxes and conditions will be shown before you confirm it. ImmoCam24 does not take payment for the property itself.
4. Listings
You may publish a listing only if you have the right to offer that property: you are the owner, or you hold a written mandate from the owner, or you publish for an agency or a developer that holds that right. You are responsible for the title, description, price, charges, photos, location and availability.
A listing needs the transaction (rent or sale), the type of property, the city and neighbourhood, a price or “price on request”, a title, a description, and at least one photo that you have the right to use (JPEG, PNG or WebP). You choose how precisely the location is shown. An approximate location is deliberately imprecise, so that the exact position is not revealed.
You may save a draft and preview the listing before you submit it. A listing from an advertiser whose identity, or whose agency or developer registration, our staff have checked is usually published at once and reviewed afterwards. Other listings are reviewed before they are shown. The same applies to a possible duplicate, to an advertiser with an open report, and to a significant change of a live listing. If a listing is refused, you are told why and you may correct it.
A live listing stays online for 60 days. We e-mail you about a week before it ends. You may renew it from “My listings” during that week or after it expires. When the property is rented or sold, mark it so: it leaves the search results at once.
There is a limit to how many live listings an owner, an agent, a developer or an agency may have at one time. Photos must meet the size and format rules shown in the editor.
5. What a verification badge means
A badge records one check, on the date shown: e-mail confirmed, phone confirmed, identity checked, or business registration checked. A staff check is valid for a limited time (24 months for identity, 12 months for a business registration) and may be withdrawn. Read what “verified” means.
No badge confirms that the advertiser owns the property, holds a land title or a building permit, or that the photos, the price or the description are accurate.
6. Contact between users
A phone number or WhatsApp contact is shown only after a visitor asks to see it. The enquiry form sends your message to the advertiser. ImmoCam24 is not a party to that conversation and does not promise a reply. You may not use contact details to send spam or to promote something unrelated to the listing.
We may limit how many enquiries, reports or number reveals one person can send in a period, to reduce abuse.
7. Your obligations as a visitor or a seeker
Treat listings as information supplied by the advertiser, not as an offer from ImmoCam24. Before you pay any advance, deposit, fee or part of a price:
- visit the property, in daylight if you can;
- ask to see the land title, or the owner’s written mandate if you deal with an agent, and the identity document of the person you deal with;
- ask the neighbours or the quarter chief who has the right to the property;
- pay the advance rent, the deposit and any agency fee only when you sign the lease, against a written receipt that states those amounts and when the deposit is returned;
- for a purchase, use a notary. Do not pay the seller directly before the deed is signed and the formalities at the land registry are under way.
Be careful with a request to pay a “visit fee” or a “reservation” by mobile money before you have seen the property and the documents. Read the safety tips. If a listing looks wrong, use “Report this listing” on its page. If you have lost money, also report it to the police.
8. Property deals stay outside the site
A sale or other transfer of rights in land or a building in Cameroon is not concluded on ImmoCam24. It follows the land law in force, including the ordinances of 6 July 1974 on land tenure, and the formalities of a notarial deed and registration where the law requires them. Law No. 2010/021 of 21 December 2010 on electronic commerce does not turn a transfer of immovable property into a contract formed only online.
A lease may be discussed from a listing, but it is concluded between the landlord and the tenant, in a document they sign. ImmoCam24 does not collect the rent, the deposit or the purchase price.
9. Agencies, agents and developers
An agency is responsible for the listings and enquiries of the agents who publish in its name. When an agent leaves, the agency listings stay with the agency. An agent publishes only with a mandate or within the agency’s authority. A developer is responsible for the delivery status and date it states.
If you practise a regulated profession, you remain bound by its rules. ImmoCam24 does not replace them.
10. Financing calculator
The calculator estimates a repayment from figures you enter, including the price, the down payment, the interest rate and the duration. It is an estimate. It is not a loan offer, a credit approval, or advice from a bank or a microfinance institution. No rate on the page is a rate a lender has agreed to give you. Credit in the CEMAC zone is governed by the applicable banking and microfinance rules, including those of COBAC. Any loan is a separate contract with a licensed institution.
11. Alerts, messages and advertising
Service messages about your account, a listing you submitted, or a report you sent are part of the service. Listing alerts and any other promotional message are sent only if you have opted in, and each message has a way to stop them. This follows the rule in Law No. 2010/021 that direct marketing by e-mail requires prior consent.
Paid or featured placements are labelled. They do not change the order of ordinary search results. An advertisement identifies the person it is made for.
12. Acceptable use
You agree not to:
- publish a listing for a property you have no right to offer, or a listing that is false, misleading, or already rented or sold without saying so;
- use photos, text or a name you do not have the right to use;
- impersonate another person, an agency or a public authority;
- collect personal data from the site to build a database or to send unsolicited messages;
- probe, overload or disrupt the site, or bypass a limit or an access control;
- post content that is unlawful under Cameroonian law, including fraudulent, defamatory or hateful content.
We may refuse, unpublish or edit a listing, close a report, or suspend an account that breaks these conditions or the law. Suspension removes that account’s live listings from search. Where we can, we tell you the reason.
13. Your content
You keep the rights in the text and photos you submit. You grant ImmoCam24 a free, non-exclusive licence to host, reproduce and display them for as long as needed to operate the listing, the public pages, and a backup. You confirm that you can grant this licence. You may withdraw a listing at any time; copies may remain in a backup for a limited period, and in an enquiry already sent.
The ImmoCam24 name, logo and site design belong to their owner. You may not copy them to suggest that you are ImmoCam24.
14. Personal data
We process personal data as described in the privacy notice, in line with Law No. 2024/017 of 23 December 2024 on the protection of personal data, and with Law No. 2010/012 of 21 December 2010 on cybersecurity and cybercriminality where it applies. Verification documents are used for the check you requested and are not shown to other users.
15. Availability
We work to keep the site available, but we do not promise uninterrupted access. Maintenance, a failure of a network or a host, or an event outside our control may interrupt it. Travel times and map positions are estimates or approximations, not a survey and not directions.
16. Liability
The property, its condition, its price and the right to rent or sell it are the advertiser’s responsibility. A loss that comes from a viewing, a payment, a lease or a sale agreed between users is a matter between those users.
To the extent Cameroonian law allows, ImmoCam24 is not liable for content a user published, for a deal between users, or for an interruption of the service. We do not exclude liability that the law does not allow us to exclude, including liability for our own fraud. When we actually know of unlawful content on the site, we act to remove it or to block access to it.
17. Changes, duration and end of use
We may update these conditions. The date at the top will change, and if you have an account we will notify you of a material change by e-mail or on the site before it applies. If you keep using the site after that date, you accept the updated conditions. You may close your account at any time. Clauses that by their nature survive (content already licensed for a listing still in a backup, liability for past use, the law that applies) continue to apply.
18. Law and disputes
These conditions are governed by the laws of the Republic of Cameroon. The English and French versions are both authentic. If a difference between them cannot be reconciled, the version in the language of the page you accepted prevails, and a court may read them together.
We would rather resolve a disagreement with you directly first: write to [e-mail]. If it is not resolved, the courts of [city of the registered office] have jurisdiction, without taking away a right a consumer has to bring a claim before another court when the law gives that right.
